Liv Architects is a Royal Institute of British Architects Chartered Practice and we offer a full range of services in accordance with the RIBA Plan of Works stages for refurbishment, extension and new build projects.
We believe every project and every client is individual, and so we tailor each scope of services and fee proposal to our client’s Individual circumstances and specific requirements. However, in general terms we offer three levels of service in order to ensure best value for money for our clients relative to the scale of their project and budget.
Basic-
This option is targeted at small, uncomplicated builds with limited budgets, or experienced clients. We will provide you with a basic service, ensuring you have the information you need for Statutory Compliance, while allowing you work directly with your chosen builder to resolve the final details. We will not provide 3D visuals, just 2D drawings, and would not be involved with selection or coordination of any specialist items such as windows and doors, or any interior fit out elements.
Standard-
This service level suits slightly larger builds for more experienced clients and provides more detailed Concept stages, including basic 3D views of the exterior of the building, including materials options where relevant. With this service we would provide full technical design up to a Construction level. We will assist you in shortlisting builders, tendering and provide contract administration through the duration of the construction stage. Within this service we exclude any involvement with the interior of the house, so it would be the client’s responsibility to source, specify and coordinate all internal fixtures and fittings.
Enhanced-
This is our most popular service level. At this level we undertake everything within the Standard Service, but also provide some assistance with the specification of interior fittings and finishes (such as lighting, ironmongery, sanitaryware and floor finishes) and work with your chosen specialist designers such as kitchen designers for other interior elements. We provide 3D views of key internal spaces at concept design stage to help clients who struggle to visualise spaces, and provide 1:20 scale room elevations for construction.
